Plan of Action

Each project is unique but have a common denominator, they need a plan of action that drives results. Here is a snapshot of our approach and services.

R&D - We develop a massing study, pro-forma or feasibility study depending on what stage of a project we get involved in, gaining deep knowledge, and understanding of the land use, site development requirements and vertical construction potential.

This phase helps foresee and define obstacles, develop strategies, and clarify expectations prior to committing to additional financing or executing prime contracts.

Design - Our design will capture your vision and maximize the potential of the land further defining the intended return on investment and construction means and methods. This includes full size plans, full color renderings, 3D designs and 3D movies depending on the budget.

Planning - Our team develops architectural plans that clearly display every detail necessary to effectively manage, estimate and execute a project. With approved architectural plans we can produce a full set of construction documents ready for zoning review and bidding.

This phase includes developing proposed schedules and defining attainable milestones through substantial completion.

Coordination - We implement a thorough estimating process, confirm the scope of work for all trades and develop real budgets in order to negotiate contracts, sub-contracts and purchasing agreements. This also confirms durations for each scope and gets submittals, shop drawings, RFIs and product approvals into motion.

Permitting - Our team submits, coordinates, and manages the plan review process from pre-submittal packaging through permit issuance for master and sub-permits.

Management - MJL DESIGN BUILD uses PROCORE to provide the highest level of support and management available.  Procore is a construction management software which connects the entire business process from bidding to closeout with every member of the team working together in the same system. When possible, our projects also include camera monitoring at multiple locations throughout the site. 

Construction - Schedules and budgets are managed through PROCORE with seamless communication between the field and office, ongoing weekly meetings, and customized reporting.  We provide a turn-key service including all materials, labor, supervision, safety, hoisting and construction management.
